Following surrender of the primary leasehold interest in Eagle Star House in 2017, Johnston Houston was engaged by the Builder Owner, Magell Ltd, to provide Project Services and lead a multi-disciplinary design team for the refurbishment of the building following vacation of all tenants.
With the final tenant due to vacate the premises in March 2019, our Project Management team has successfully led a comprehensive technical audit of the existing building, completed feasibility work and the proposed refurbishment work which is due to commence in March 2019 to provide a Grade A office specification internally with a complete façade replacement to the entrance elevation and corner return.
Planning approval has successfully been obtained on behalf of Magell Ltd and the project has been competitively tendered using a traditional procurement process. The project has an anticipated 12 month construction programme with a Contract Sum in the region of £3m to deliver the refurbishment work.
Johnston Houston expect to work closely with Magell Ltd to secure a suitable occupational Tenants and introduce CAT B fit out works into this suite of services being provided.
