Johnston Houston was instructed in August 2018 as Project Manager and Quantity Surveyor for the proposed redevelopment of Kings Hall being brought forward by Benmore Octopus Healthcare Developments Limited. The redevelopment is a new £100m “Health Hub” at the site of the Kings Hall. The first phase of the health and wellbeing park received Planning Approval in December 2018 and a 40,000 sq ft office development for medical use was successfully handed over in 2020. Further development of the Kings Hall site has progressed since and 16 retirement living apartments were completed in July 2022 along with major infrastructure roads and drainage improvements. Works have recently commenced on a social housing scheme and a further retirement living block is currently being reviewed by Belfast City Council Planning, with construction of 40 new apartments due to commence in 2023.
In Phase 3, the listed Kings Hall building will be restored and refurbished with a 2 storey side extension added. In time, the 16 acre site is set to deliver options for elderly living, nursing home facilities and independent living apartments plus bespoke homes for over 55’s. In addition, the development will include retail space, a hotel and multi-storey carpark.
Our consultancy role for this Kings Hall project is expected to continue over a 5 year time frame requiring a dedicated Project Management and Cost Management team leading a multi-disciplinary design team.
