Johnston Houston were initially approached by Tughans Solicitors to undertake separate technical audits of shortlisted properties for their city centre office relocation from Marlborough House. Following this important exercise, Tughans selected the 11th and 12th Floors, Ewart Building, Belfast, a substantial and prestigious office development by McAleer & Rushe. Our role was confirmed as Project Manager and Quantity Surveyor for the fit-out project.
The Ewart Building itself is a new 17-storey development at Bedford Street in Belfast and included the restoration of the once-derelict Ewart’s warehouse. The developers McAleer & Rushe completed the shell and core development in April 2022 and working closely with Tughans Solicitors, Johnston Houston were engaged to review the Developer’s CAT A proposals and recommend the optimum integration of the CAT B fit-out that Tughans Solicitors required.
Following a collaboration process, the implementation of landlord’s CAT A was transferred to the Tenant’s responsibility resulting in a substantial combined CAT A and CAT B fit-out for Tughans Solicitors as tenant. Johnston Houston selected and precured a dedicated design team including architect and interior designer, services engineer and are undertaking the cost management role in house.
Following a competitive tendering and contractor interview process, Sommervilles have been appointed as Main Contractor under a Standard JCT Building Contract which Johnston Houston are administering. The fit-out works commenced in late October 2022 and are due to be completed in mid-April 2023 and a substantial loose furniture CAT B2 installation project will follow on.
