Johnston Houston was instructed in August 2017 by Kajiam Partnerships Limited to complete Building Surveying Technical Due Diligence and one Acquisition Building Survey Report in connection with proposed purchase of Belfast Metropolitan College. The property is located within the Titanic Quarter development and was construction in 2011. The purpose of our report was to advise the Purchaser in respect of any latent defects arising from the original construction relating to design or workmanship and identify both backlog maintenance and forward maintenance requirements.
When reporting, we did not identify any serious or critical issues that required resolution prior to completion of the acquisition but we did identify a number of important issues and minor defects requiring routine maintenance and repair.
Following technical meetings and discussions with the Vendor’s team, the purchase was successfully completed and subsequently our consultancy work at Belfast Metropolitan College has continued. We have recently provided defects diagnostic advice on cracking of floor tiles in one location which became apparent in January 2018 following a prolonged cold spell of weather.
