Johnston Houston was initially instructed as landlord’s dilapidations surveyor in connection with the surrender of a lease by a tenant occupying 30,000sqft with an internal repairing obligation. Following a detailed review of the relevant lease and licence documents, Johnston Houston prepared and served a terminal schedule of dilapidations and successfully secured a substantial dilapidation settlement whilst avoiding a protracted legal dispute.
As a consequence of the success of our dilapidations instruction, Johnston Houston continue to work on behalf of the landlord at McAuley House. Following a condition survey of the external façade, a forward maintenance schedule was prepared and our instructions have extended to acting as Building Surveyor for annual implementation of Planned Preventative Maintenance going forward. Recent works completed include essential stone masonry repairs and reroofing works. These works are expected to continue over the next 5 years.
