Johnston Houston was initially appointed by the purchaser of the Soloist Building, Belfast in late 2017 to undertake a full measured survey of this prestigious Grade A City Centre office building. Subsequently, Johnston Houston received instructions in connection with the leasehold acquisition of two vacant floors within the building. To assist with the agreement of the lease terms, Johnston Houston was asked to inspect the external envelope and common parts of the Soloist Building with a view to providing a Condition Report which was shared with both the incoming tenant, KPMG and the landlord.
The preparation of this Schedule of Condition resulted in the landlord undertaking backlog maintenance and external repairs to allow the lease contract with KPMG to progress.
Johnston Houston signed the works off that were undertaken by the landlord prior to the occupation of the vacant floors.
