Building Surveying Consultancy

Royal Ulster Yacht Club is a 2 storey Tudorbethan yacht club built circa 1899 to designs by Vincent Craig. The building includes attic and tower features constructed on an irregular floor plan with various extensions and alterations carried out in the 20th Century. Located on the coast, east of Bangor town centre overlooking Belfast Lough, the property is an impressive construction utilizing pitched rosemary tiled roofs with crested ridged tiles. Rainwater goods are traditional cast iron OG moulded guttering with circular downpipes and there are a series of tall red brick clustered chimney/stacks with terracotta pots. The walls are constructed with a red brick Flemish bond with moulded brick string and plinth course. Windows throughout are generally arched timber sliding sash windows. Johnston Houston initially received instructions in 2021 from the Club’s Esates Committee to undertake a detailed Condition Survey of this B1 listed building with a view to providing a Planned Preventative Maintenance report and summary of maintenance requirements over a 5 year time frame. A report was presented to the Estates Committee in 2021 when essential backlog maintenance works were addressed to include emergency repairs to rainwater goods, leak prevention and repairs to valley gutters and essential roofing repairs.

Our 5 year forward maintenance plan has prioritized works to avoid duplication of access scaffolding costs to the club and identified a requirement for essential façade and roofing repairs. Working closely with NIEA and the Club’s Estates Committee, Johnston Houston have now procured and led repairs and restoration works in both 2022 and 2023. The 2023 scheme of works included the replacement of obsolete roof tiles, essential masonry and stone repairs and repointing brickwork. Johnston Houston are delighted to continue our close working relationship with the RUYC for this ongoing heritage restoration project.
